House Washing in the Grand Rapids Metro
Soft-wash house washing uses low pressure and a plant-safe cleaning solution to dissolve algae, mildew, and grime off your siding — without the force that drives water behind vinyl or strips paint. Text a photo and we'll send a flat-rate number the same afternoon.
What soft-wash house washing actually does
Soft washing cleans your siding with chemistry, not force. We apply a biodegradable surfactant solution at low pressure (roughly garden-hose strength), let it dwell long enough to kill the organic growth at the root, then rinse. The result is a wall that's genuinely clean — not just blasted — and it stays clean longer because the algae and mold are killed, not just knocked off.
That green and black film on north-facing walls isn't really "dirt." It's living organic growth — algae (commonly Cladosporium) and mildew that thrive on shaded, humid surfaces. West Michigan's humidity and tree cover give it everything it needs. Rinsing it with plain water or a pressure washer leaves the spores behind, so it comes back fast. Soft washing kills it.
On a typical house wash we remove:
- Green algae and mildew — the film that creeps across siding, worst on the north and shaded sides.
- Black streaking and the "gunk" in corners — organic buildup where water sits.
- Spider webs, wasp starts, and pollen film — the seasonal grime that dulls the whole house.
- Oxidation and chalking — the powdery haze on older vinyl that makes the color look faded.
- Road splash and dirt on lower courses and foundation.
Why not a pressure washer?
High pressure (2,000+ PSI) and house siding are a bad match. The force can drive water behind vinyl and lap siding, blow out window caulking, etch softer surfaces, and lift or peel paint. On wood it raises the grain. Some siding manufacturers include pressure-washing exclusions in their warranty coverage.
Soft washing operates at a fraction of that pressure — the cleaning is done by the solution, not the nozzle. You get a deeper clean with none of the collateral damage. For the full breakdown, see our guide on soft washing vs. pressure washing.
Is it safe for plants and pets?
Yes — that's the whole point of the method. We pre-wet landscaping and grass before we start, apply at correct dilution, and rinse thoroughly afterward so nothing accumulates in the soil. Pets are fine once treated surfaces are dry. We walk the property before we start and flag anything that needs extra care. How long does a house wash last?
Most homes stay clean and algae-free for two to four years after a soft wash. North-facing walls and heavily shaded, tree-canopied lots come back a little faster because they hold moisture and get less UV. Keeping branches trimmed back off the house and gutters flowing cleanly buys you more time. See how long a house wash lasts for the surface-by-surface detail.
What it looks like on your home
Every job runs the same way: walk the property, pre-wet plants, apply the soft-wash solution to the siding, let it dwell, rinse top-down, then a final walk-around with before/after photos. If anything isn't right, we re-clean it. Most quotes come from a single phone photo — no in-person estimate visit required — and most jobs are scheduled within the week during peak season.
House Washing questions
Will soft washing damage my siding?
No. Soft washing uses low pressure — roughly garden-hose strength — so there's no risk of forcing water behind siding, blowing out caulk, or stripping paint the way high-pressure washing can. The cleaning is done by the solution, not the force.
How often should I wash my house in Michigan?
Most West Michigan homes benefit from a soft wash every two to three years. Heavily shaded lots or homes under tree canopy may need it every one to two years because they hold moisture and grow algae faster.
Do you need to come out to give a quote?
